Sugar Hill on Stone is a unique opportunity to bring extraordinary impact to not just one, but two communities. This development is phase two of the Choice Neighborhood Implementation grant and integrates into the neighborhood’s vision for Sugar Hill Neighborhood, bringing much needed investment in an historically disenfranchised and disinvested community. It will create 66 units of affordable housing for individuals and families currently residing in the Tucson House, helping ensure the affordable housing in Tucson meets the needs of both the residents and the surrounding community.

The project broke ground in June 2025, and construction is expected to last approximately 18 months, with anticipated completion in November or December 2026. Amenities include in-unit washer and dryer, dishwasher, free wi-fi, playground and BBQ area, solar covered parking and rooftop solar, and secured bike parking.

The development is largely financed through the Low-Income Housing Tax Credit (LIHTC) award the City of Tucson has received from the Arizona Department of Housing.
